The Same Lake, a Different District
Most people are surprised by this one. The village of Rosseau sits on the north shore of Lake Rosseau, but it is not in the District of Muskoka. It is in the District of Parry Sound, within the Township of Seguin, which was formed on the first day of 1998 when Christie, Foley and Humphrey townships and the old Village of Rosseau were amalgamated.
The practical consequence matters. A property at the Port Carling end of this lake answers to the Township of Muskoka Lakes. A property at the Rosseau end answers to Seguin. Different building department, different zoning bylaw, different setbacks and dock rules, on the same body of water.

The land here is steep and rocky, with mature trees people are rightly protective of. Most decks end up stepping down the slope rather than sitting on one level.

Docks at the North End
The north basin of Lake Rosseau is quieter than the water down by the locks, but quiet is not the same as sheltered. There is a long run of open water to the south, so a north-facing shoreline can take more weather than its reputation suggests.

We Handle the Permits
Rosseau falls under the Township of Seguin, which runs its own building department and zoning bylaw as part of the District of Parry Sound. Setbacks, dock size limits and boathouse rules are set there, and they are not the Muskoka Lakes rules.
Depending on the site, provincial and federal approvals can apply as well, from the Ministry of Natural Resources, Fisheries and Oceans Canada or the Navigation Protection Program.

Which municipality issues my permit in Rosseau?
The Township of Seguin, in the District of Parry Sound. Rosseau is not in the District of Muskoka, so the rules are not the same as at the Port Carling end of the lake. We file with Seguin on your behalf.
Is the north end of Lake Rosseau sheltered?
Less than people assume. It is quieter in terms of boat traffic, but there is a long fetch of open water to the south, so a north shoreline can take real weather. We build for the exposure your site actually has.
Do you build on steep, rocky lots?
Constantly. Most of the shoreline here drops away, so multi-level decks and elevated structures on timber posts are normal rather than exceptional.
Can you repair an existing dock or boathouse?
Usually. Older cribs are often still sound under a surface that has failed, and resurfacing costs a fraction of a rebuild. We assess the structure before recommending anything.
When should I book?
Winter or early spring for a summer build. Permits and material lead times are the long part, not the carpentry.
